Tips for Getting Your Home Sold

Selling your home can seem daunting, but here are some simple tips to get your home SOLD.

1. Find a trusted real estate agent
Finding a local agent who is familiar with the areas and nuances of the local market is a key first step. Statistically, homes sold with the help of a Realtor® sell for 6% higher than those sold by owner.

2. Invest in value-adding improvements
Focus on areas of your home that will give you the most return on your investment. According to Remodeling magazine, the single most valuable investment in terms of ROI is replacing your garage door. Other valuable investments include small updates to the kitchen and bathrooms. Consider repainting cabinets and walls, replacing or refinishing countertops, or updating hardware and light fixtures.

3. Up your curb appeal
Your home’s curb appeal is a potential buyer’s first impression. Ensure the lawn is cut and bushes and shrubs are neatly trimmed. Consider adding some potted plants or a new mailbox to make it seem more welcoming.

4. Get a pre-listing inspection
While optional, a pre-listing inspection can make you aware of any issues that would come out in a buyer’s inspection that might make them back out or demand a lower price. It allows you to fix those issues before the buyer is even aware of them. But be aware, you are obligated to disclose any issues that you know of and are not resolved.

5. Highlight with pro photos
Most people search for homes online. Poor quality photos or a lack of photos altogether can deter potential buyers from looking at the home. Likewise, unrealistic photos that don’t match what the home really looks like can cause potential buyers to be disappointed in what they see at the showing. It’s best to leave the photography to the professionals to ensure the best result.

6. Stage your home
Staging is all about helping potential buyers to see how they could use the space, so try to think of staging from the buyer’s perspective, rather than your own. Less is more, and keep it neutral. Focus on the entry area, making it warm and inviting. Remove clutter and large pieces of furniture that make the room feel smaller. Clear off countertops except for a few minimal appliances. Put things in storage when necessary to maximize space and functionality.

7. Set the right asking price
Pricing is SO important! If you overprice your home, it won’t garner the same interest and you will likely have to drop the price later. It is actually better to err on the side of underpricing, as you may end up with a multiple offer situation which will drive the price up. This is why it’s so important to have a knowledgeable Realtor® who can correctly value your home and help you decide on the best listing price.

8. Remove personal items
While it may seem trivial, personal items can distract potential buyers from picturing themselves and their belongings in the space. This can actually deter them from making an offer.

9. Be ready to move fast
Things can move quickly, particularly in today’s market. Be ready to respond to offers and questions quickly or you are likely to lose potential buyers.

10. Use your head, not your heart
Selling a home can be an emotional process, but it’s important to not let those emotions take over the process. Try to think of your home as an item for sale. Which concessions, credits, and repairs are financially worth it, and which are you willing to make? Keep in mind not just the cost of the repair, but also the cost of losing the buyer and starting the process over again.
